What is BIM (Building Information Modelling)

A Building Information Model is an intelligent 3D CAD model. The intelligent model (compared to a dumb model) will have additional information within the CAD model besides its geometric shape. For example, a steel beam model will include its actual section size, weight etc. or a wall will include attributes such as the actual brick size, thermal values and cost per meter. The is a vast array of settings and custom attributes which can be added to the 3D CAD model. A further purpose of a BIM model is that it can be shared across the different disciplines. For example, the architects can create their model which is then imported by the MEP contractor to model all the mechanical, electrical and plumbing services. The Building Information Model allows full coordination across all disciplines.

What is Building Information Modelling used for?

Why use BIM?

BIM largely increases the productivity of a project by reducing rework and errors. The BIM Model is shared across all parties involved which allows every discipline to design and plan their works virtually prior to construction commencing. Changes within the BIM model are excessively more cost-effective than changes on site.

Besides producing a design that works and a set of construction drawings, BIM Models are also used for visualisation.

What can BIM be used for

• Visualisation
• Clarification of scope
• Coordination between different trades and services
• Clash Detection/Avoidance
• Design Validation
• Phasing of works
• Marketing Presentations
• Options Analysis
• Walk-throughs and Fly-throughs

What BIM Services do we offer?

At Jensen Consulting we use Revit, AutoCAD Plant & MEP and Advance Steel for our BIM modelling. Our BIM coordinators work closely with architects, mechanical & electrical engineers and fabricators to ensure a successful project.

We produce BIM Models of:

  • Commercial & Residential Properties (architectural models)
  • MEP Services (Mechanical, electrical and plumbing)
  • Steel Structures
  • Process & Plant (Water & wastewater treatment, food and beverage, pharma and Oil, gas and petrochemical)

Architectural BIM Modelling

At Jensen Consulting we produce architectural 3D CAD Models using Building Information Modelling (BIM) techniques and software. Our BIM consultants are able to produce a BIM model using Revit from 2D Drawings or other 3D CAD Models such as SketchUp.

MEP BIM Modelling

Our team of MEP Coordinators use BIM processes to model and coordinate mechanical, electrical and plumbing building services. BIM allows a virtual buildup of all building services virtually prior to installation. This ensures a clash-free and maintainable installation.

At Jensen Consulting we use AutoCAD MEP to produce 3D MEP models in commercial & residential buildings. For detailed coordination of plant rooms, we use AutoCAD Plant.

Advantages of BIM

• Assisting with scoping during bidding and purchasing
• Reviewing portions of the scope for analyses such as value engineering
• Coordinating construction sequencing (even if just for two trades)
• Demonstrating project approaches during marketing presentations
• The ability to identify collisions (e.g., identifying ductwork running into structural members).
• The ability to visualise what is to be built in a simulated environment
• Fewer errors and corrections in the field
• Higher reliability of expected field conditions, allowing for opportunity to do more prefabrication of materials offsite, which is usually a higher quality at a lower cost
• The ability to do more “what if” scenarios, such as looking at various sequencing options, site logistics, hoisting alternatives, cost, etc.
• The ability for non-technical people (clients, users, etc.) to visualize the end product
